TYPES OF INSPECTIONS

Residential Home Inspection
Home Inspections provide a detailed report on the current standing condition of the home and its major components at the time of the inspection for buyers and sellers alike. They do not only point out what is defective or worrisome, but they are also educational and informative. They are a great way to get to know your new home. Some of the systems included are, but not limited to; roofing and gutter systems, exterior of the home and the grounds of the property, HVAC systems, fireplaces, interior of the home (windows, doors, cabinets, appliances, etc.), the plumbing system including water supply and waste lines (inside the foundation walls), electrical system (main and sub panels, outlets, lights, smoke detectors, etc.), the structural system (attic and foundation), and the garage/carport. A complete list of what can be expected on a normal inspection can be found here. These last on average about 3 hours, give or take.

Property Report
Property Reports, sometimes referred to as an Investor Inspection, are a stripped-down version of a normal home inspection that gives investors a snapshot of the property they are interested in purchasing. Keep in mind, these are NOT home inspections, or intended to be a substitute for an inspection. They are completely different! These are ideal for potential investment properties that are suspected to need some repairs, or rehab work done before they are put back on the market to maximize profit margins. These are great for project planning because we are only looking at the big, major components of the property, and not the smaller, minute items that don’t cost much money or time to address. We are specifically looking at these 5 items ONLY; roofing system, HVAC systems, electrical system, plumbing system, and the foundation. With that, these only take about half the time of a normal inspection.

Property report PLUS!
Property Report PLUS! is a more detailed version of the Property Report. These are great for out of state investors, or investors who want to share the report with their partners/associates that may not be able to access the property in person. They cover the same things as a regular property report, but the PLUS! package includes a lot more details about the property. Specifically included in these reports are the details about the exterior siding, flashing and trim, as well as any decks or porches. Also covered are details about the interior (walls, ceilings, floors, and kitchen cabinets) including photos and videos of all rooms. The overall condition of doors and windows are observed as well. A written description of the grounds of the property is included with photos. In addition, it will provide a more in-depth look at the foundation, be it a basement or crawlspace, accompanied with observations and photos. These take a little longer than a normal property report and last on average about 2 hours. These are usually only scheduled on certain days, so be sure to reach out to us for availability.

Property Consultation
Property Consultations are us walking through the property with you, the client, pointing out key items that would be of concern to an inspector. These are for experienced investors. There are no reports provided for these walkthroughs, just walking and talking. So be sure to bring a pencil and paper, you’ll need them. Have more than one property? No problem! We offer discounted prices for multiple properties when scheduled together on the same day (given they are relatively close in proximity of each other). These are 30 minutes to an hour long, and are only scheduled on certain days. Reach out to us for more details!

Sewer scopes
A sewer scope is a straightforward process. The objective is to make sure that there is no damage to your drainpipe past the foundation walls. It is an inspection of the drainpipe that is underground in your yard that connects your home to the main sewer line. A flexible camera is fed into your drainpipe from an access point, usually at a cleanout, and a video is recorded showing the inside of the line. Making sure there are no needed repairs before you move in is crucial. As a homeowner, you are responsible for this section of pipe, and the national average cost for sewer replacement from the house to the street is $8,000.

Radon test
Radon is a radioactive gas that comes from the breakdown of uranium, thorium, or radium in our soil, rocks, and groundwater. Radon is common all over the country. Breathing radon over an extended period can lead to lung cancer, and according to the EPA it causes 21,000 deaths a year. Only cigarettes cause more cases. It is an ODORLESS gas, and the only way of knowing if you have a problem is performing a radon test.

Water Test
FHA loans require a Well Water Test be performed. Well water tests check for Bacteria, Nitrates, Nitrites and Lead. Not only are these required for FHA and some VA loans, but they are also highly recommended to be done at least once a year as part of your home’s annual maintenance. High levels of contaminants can lead to serious health problems. Pregnant women and infants, particularly those 6 months and younger, are at the greatest risk of developing serious health problems.
We also offer individual and separate water tests for bacteria, nitrates and nitrites, arsenic, and lead.
